A Leaky Toilet

A client I work with a lot, on his home, had a leaky toilet in his office,

In our case, I instucted him to order the “Perfect Seal Wax Ring, I found it very easy to use, probably one of the best feature is the ability to align/adjust, after it’s been placed, this allows one to line up the wax ring bolts,

I also like the fact that it places over the sewer flange and uses the same nuts and bolts from the old wax ring,

Once it’s connected to the sewer flange, there’s no need to be concerned about movement, once the bowl is place over the bolts, it can be adjusted in order to canter the wax ring bolts that were connected to the sewer flange,

If you flange is even or below the floor height, there’s an extender piece, really cool,

Now all I need is an adjustable one that can be adjusted against an uneven sewer flange,

Ya heard it first from me,—Royalties—LOL

Anyway, great product, and if for some reason someone decides to change out their toilet, there’s no messy wax to scrape off the flange,

I wouldn’t resuse it though since you’d want the new ring to mold to the new commode,

Many people put a beed of silicone around the bottom of the toilet, my feeling on this is, it’s not necessary, water seeping out under the bowl is why one would need a new wax ring or new sewer flange in the first place,

However, aesthetics is a different story, if your a pro at applying silacone (index finger tool), you can create a nice, almost trim like effect, where the tolet and floor meet,

On some floors, such a teavertine tile with a very narrow grout line, I might opt for….silacone free,
